What ฿1,200 actually buys
A full chemical wash — what Thai technicians call ล้างใหญ่, the proper one. Around 60–90 minutes per unit.
The indoor unit comes apart.
Front cover and blower wheel removed, coil washed under pressure — not sprayed through the grille while it hangs on the wall.
The outdoor condenser is cleaned too.
Always included. Never a separate charge.
Drain pan and drain line flushed.
Blown clear — the usual cause of water dripping down your wall.

Not included
Refrigerant top-ups or leak repairs, electrical or mechanical repair, or anything needing scaffolding. If your unit needs one of those, we'll tell you rather than clean it and hope. Units mounted above 3m carry a ฿400 access charge, quoted before you book — never on the day.

We're not the cheapest, and here's the arithmetic
You can get an aircon cleaned in Bangkok for ฿600–800. We know, because we could send you to the same technicians. What ฿600–800 usually buys is a price that firms up once someone's looked at the unit, a four-hour window, a conversation in Thai, and no comeback if it's still not cooling on Thursday.
The extra few hundred baht buys the four things at the top of this page: a total that doesn't move, an arrival window with money behind it, the outdoor unit done as standard, and thirty days of cover.
If none of that is worth ฿400 to you, the cheaper option is genuinely fine and we'd rather you took it than felt oversold here.

Do your technicians speak English?
The booking, the quote, and anything that comes up on the day are handled in English by us. The technician himself works in Thai — we brief him beforehand and stay reachable on LINE while he's there.
How long does it take?
About 60–90 minutes for the first unit and a little less for each one after. A typical two-unit condo visit is around two hours.
What if something's wrong afterwards?
Message us within 30 days. If it isn't cooling, it leaks, or it smells, the same technician comes back and sorts it at no charge.
